Sure Deed ("SureDeed," "we," "us," or "our") operates the SureDeed website, mobile applications, and agent platform (together, the "Service"), providing land record, deed, and legal documentation services across Bangladesh.

This Privacy Policy explains what information we collect, how we use it, who we share it with, and the choices and rights you have. It applies to all users of our Service, including property owners, buyers/sellers, and our network of agents (lawyers, deed writers, surveyors, Nokal Nibish, and field agents).

By using the Service, you agree to the collection and use of information as described here.

1. Definitions

• Account - a profile created to access the Service.

• Agent - an independent lawyer, deed writer, surveyor, Nokal Nibish, or field agent registered on the SureDeed Agent App to fulfil orders.

• Personal Data - any information relating to an identified or identifiable individual.

• Service - the SureDeed website, User App, and Agent App collectively.

• Order Data - documents, identifiers, and property details submitted to complete a specific service (e.g., Khatiyan number, deed copies, NID).

2. Information We Collect

2.1 Information You Provide

• Identity & contact details: full name, phone number, email, NID/passport number (where required for legal filings), address.

• Property & order details: Khatiyan and Dag numbers, mouza, deed numbers, land classification, and any documents you upload (deed copies, NID scans, power of attorney, etc.) to complete an order.

• Payment details: processed through bKash, Nagad, bank transfer, or card via our licensed payment gateway (SSLCommerz). SureDeed does not store your full card number, bKash/Nagad PIN, or banking credentials - these are handled directly by the payment processor.

• Communications: messages you send to our support team, WhatsApp, or in-app chat.

• Agent-specific data (for Agent App users): professional credentials, verification documents, service area, and bank/mobile wallet details for commission payouts.

2.2 Information Collected Automatically

• Usage data: pages visited, features used, time spent, and general interaction patterns within the app or website.

• Device data: IP address, device model, operating system, browser type, and unique device identifiers.

• App permissions (with your consent): camera and photo library access, used only to let you photograph or upload documents; location, used only where a service requires it (e.g., assigning a field agent near a property).

2.3 Information From Third Parties

If you sign in using Google, Facebook, or another third-party account, we receive basic profile information (name, email) as authorized by you through that provider.

3. How We Use Your Information

We use your data to:

• Create and manage your account and orders.
• Prepare and submit filings to Land Offices, Sub-Registrar Offices, and other government bodies on your behalf, as authorized by you.
• Match your order to the appropriate verified agent (lawyer, surveyor, deed writer, etc.).
• Process payments and payouts.
• Send order updates, service notifications, and - where you have not opted out - information about new services.
• Detect fraud, verify identity, and prevent misuse of the platform.
• Improve our Service through aggregated usage analysis.
• Comply with legal and regulatory obligations under Bangladeshi law.

We do not sell your personal data to third parties.

4. Document Security & the Documents Locker

Property and identity documents you upload are stored in an encrypted Documents Locker. Access is restricted to:

• You (the account holder).
• The specific SureDeed team member or verified agent assigned to your order, for the duration needed to complete it.

We use industry-standard measures including SSL/TLS encryption in transit and AES encryption at rest, together with OAuth 2.0 for authentication. No method of transmission or storage is 100% secure, and while we take reasonable, industry-standard precautions, we cannot guarantee absolute security.

5. Who We Share Your Information With

• Government offices: Sub-Registrar Offices, Land Offices, and similar bodies, strictly as needed to complete the service you requested.
• Verified agents: the lawyer, deed writer, surveyor, Nokal Nibish, or field agent assigned to your order receives only the information necessary to complete that specific task.
• Payment processors: bKash, Nagad, and SSLCommerz, to process transactions.
• Service providers: hosting, analytics, and customer support tools that process data on our behalf under confidentiality obligations.
• Legal & compliance: where required by law, court order, or to protect the rights, safety, or property of SureDeed or others.
• Business transfers: in the event of a merger, acquisition, or asset sale, with notice to you beforehand where your data is affected.

We do not share your data with advertisers or data brokers.

6. Data Retention

We retain your Personal Data and Order Data for as long as your account is active, and afterward only as needed to:

• Comply with recordkeeping obligations tied to land and legal filings.
• Resolve disputes and enforce our agreements.
• Meet applicable statutory retention periods.

You may request deletion of your account data at any time, subject to Section 8 below.

7. Your Rights

You have the right to:

• Access the personal data we hold about you.
• Correct inaccurate or incomplete data.
• Request deletion of your account and associated data, subject to our legal retention obligations (e.g., we may need to retain records tied to a completed government filing).
• Withdraw consent for optional data uses (e.g., marketing messages, camera access) at any time via app settings.
• Object to certain processing, where applicable.

8. Data Storage & Transfers

Your data is primarily stored and processed on servers used by SureDeed and its service providers. Where data is processed outside Bangladesh (e.g., by a cloud hosting provider), we take reasonable steps to ensure it remains protected to a standard consistent with this Policy.

9. Children's Privacy

Our Service is intended for use by individuals who are legally competent to hold or transact property under Bangladeshi law and is not directed at children. We do not knowingly collect personal data from minors. If you believe a minor has provided us with personal data, please contact us so we can remove it.

10. Cookies

We use cookies and similar technologies to keep you logged in, remember your preferences, and understand how our Service is used. You can control cookies through your browser settings; disabling some cookies may limit certain features.

11. Links to Other Websites

Our Service may link to third-party websites (e.g., government portals, payment providers). We are not responsible for the privacy practices of these external sites and encourage you to review their policies separately.
